Median value of Australian homes increased by about $2,720 in April after a third straight month of growth, according to Cotality's National Home Value Index.
Over the past 25 years, the price of typical homes has ranged from four to eight times the median income in the early 2000s, so home ownership rates for young Australians have dropped sharply.
Lifts are recorded in the value of homes in each capital, ranging from 0.2 per cent in Sydney and Melbourne to 1.1 per cent growth in Darwin.
Regional housing values continued to outperform the capital, with value in April rising by 0.6% and 0.2% respectively.
Tim Lawless, research director at Cotality, said:
The February lower rate supported upward changes in housing market conditions, but the positive effects of lower interest rates seemed to lose some of their effectiveness.
Meanwhile, with the U.S. “Liberation Day” tariff announcement and the upcoming federal election, family confidence slumped in April, leading to uncertainty. This may cause some buyers and sellers to delay their decision.
